  • Encourage customers to switch from paper to electronic format when receiving account statements. More than 237,000 customers and 2,700 shareholders now joined the programme which resulted in an annual saving of more than 8 million sheets of paper
  • In 2007, Hang Seng sponsored the construction of 200 biogas toilets in Yunnan, which provided renewable energy to about 1,000 villagers. It reduced annual carbon dioxide emissions by 2,500 tons
  • Hang Seng and the Federation of Hong Kong Industries jointly launched the "Hang Seng PRD Environmental Awards" in 2007 to recognise and encourage sound environmental practices by manufacturing companies in Hong Kong and the Pearl River Delta region. The Awards received 113 entries covering a total of 339 environmental projects. The implementation of energy conservation projects by various companies has helped reduce carbon dioxide emissions by over 25,000 tons

  • Install inverter to each air conditioning to reduce power consumption
  • Turn off certain air conditioning at night at tower lobbies
  • Clean filters monthly to maintain its efficiency
  • Employ maintenance contractor to ensure that air-conditioning systems operate efficiently
  • Replace air-conditioning which has been used for over 10 years (lobbies, clubhouse and commercial development). Total 23 nos. of air conditioners had been replaced in recent years to ensure air-conditioning system operate efficiently

Office equipment

  • Turn off all computers, photocopying machines and other office equipment during non-working hours
  • Display signage to remind staffs to turn off all lighting equipment and office equipment before leaving

Other

  • One lift of each tower and all lifts in the commercial lobby would be suspended during 2a.m. to 6a.m. daily
  • The water feature at fountain of rear garden has been suspended to save energy. The water feature at fountains of pavement and driveway are operated only at certain time

  • Identify viable options to "reduce, reuse and recycle" in its operations and has therefore gone beyond the statutory requirements with the implementation of a number of green initiatives, and has set the benchmark for the industry.
  • HIT is at the forefront of Hong Kong’s port industry when it comes to the implementation of a “Green HIT” to deploy eRTGC, which is part of a wider range of initiatives that has launched in recent years to help protect the environment. This HK$140 million crane-electrification programme will reduce carbon dioxide (CO 2 ) emissions and cut substantial energy use at Kwai Tsing Container Port.
  • Launch hybrid RTGCs which combine battery power with ultra-low sulphur diesel (ULSD) engines to maintain operational flexibility. These cranes “recycle” energy when the main hoist is lowered and emit less smoke
  • As the first terminal operator in Hong Kong to use ULSD in place of Industrial Diesel Oil, which produces a much greater amount of pollutants. As a result, sulphur dioxide (SO 2 ) emissions would further been reduced. This fuel conversion has been carried out in advance of government regulation
  • Install energy-saving, waste-reduction and pollution-reducting equipment in its administration buildings

  • Hongkong Land integrates environmental, social and economic considerations to deliver sustainable development and investment outcomes across its properties for the benefit of clients, employees, shareholders, our community and the environment.
  • Hongkong Land has focused a lot of effort on reducing energy consumption. Under our “Kill-A-Watt” energy management programme we have reduced our consumption per square foot by 8% over the last 3 years. Carbon and energy reduction initiatives include:
    • Installation of condenser tube cleaning systems for chillers.
    • Comprehensive maintenance programme in place for all properties.
    • Lighting upgrades to high efficiency T8’s and T5’s with electronic ballast.
    • Fitting of variable speed drives (VSD) to pumps and air handling units for optimal efficiency at low loads.
    • Project Turndown - Switching off or turn down of building services outside normal operating hours.
    • Upgrading of building automation systems to provide close control and optimal efficiency of building services.
    • Replacement of aged chillers with some 90% of central portfolio using seawater for heat rejection.
    • Installation of smart metering to closely monitor and re-act to abnormal variance in daily energy use.
    • Third party energy audits to 7 of our central properties over last 3 years.
    • Energy and environmental performance being given due weight within our procurement process.
    • Staff being encouraged and sponsored to seek such accreditations as the Certified Energy Manager (CEM)
    • Staffs being encouraged to act in an energy conscious manner with the initiative of the Chief Executive’s energy awards programme.
  • Reflective of a whole-life approach to environmental performance we have long being a supporter of Hong Kong Building Environmental Assessment Method (HK-Beam), and have had our properties assessed under either the new building or existing building standards with all achieving the highest rating upon final assessment.
  • Hongkong Land is a Gold patron of the Climate Change Business Forum and has actively contributed to their initiatives as well as other environmental campaigns like Earth Hour 2009 organized by the World Wild Life Fund.
  • Hongkong Land also has an active waste management programme with around around 25% or 1400 tonnes of waste being recycled from the Central Portfolio. To improve performance we have undertaken a 3rd party waste audit, and have also achieved the Environmental Protection Departments certificates for all properties within our central portfolio for the programme on source separation of commercial and industrial waste.

Way Forward

Since most of the GHG emission for SLH comes from the energy indirect emission under Scope 2, most of the effort should be concentrated on reducing electricity and Towngas consumption. SLH would have plan for the following energy saving initiatives in the coming years.

  • Keep the hotel all guest room temperature at 24℃ ~ 26℃.
  • Turn off all lighting when the plant room area vacant and some area lighting from 00:00 to 06:00 such as guest floor and carpark.
  • No use the “ILB” and replace compact fluorescent lamp or LED light instead of “ILB”.
  • Use the timer control the exterior signage ON/OFF operating time and establish summer mode and winter mode.
  • Establish of the setting chiller plant temperature in summer mode and winter mode.
  • Establish of the setting boiler temperature in summer mode and winter mode.
  • When the Key Card Switch is released from the Key Switch Panel after time delay, Circuits (controlled by Contactor) will be switched off automatically and Fan Coil Unit will be switched to low fan speed mode automatically with chilled water solenoid valve off unless the Key Card Switch is inserted again.     • Replace T8 fluorescent lights with T5 in common area
    • Provide T5 fluorescent lights in tenancy area as landlord's standard provision for new coming tenants
    • Replace tungsten halogen lamps with energy saving lamps in the common areas and lift lobbies
    • Review and adjust the water-cooled chillers settings regularly to achieve optimum efficiency
    • Increase the frequency of cleaning of the central air-conditioning system and individual fan coil units to maintain optimum efficiency
    • Set summer and winter mode of chilled water supply temperature to reduce energy consumption
    • Set up recycling bins in refuse collection point to separate waste for recovery
    • Switch off air-conditioning, lightings and equipment in premises not in operation
    • Set summer and winter mode of exterior lightings on/off time to reduce energy consumption
    • Carry out building energy audits and retrofit for improved energy efficiency
    • Improve indoor air quality for health and well-being of occupants
    • Encourage tenants to install their air-conditioning units for server room with environmentally friendly refrigerant, such as R410
    • Encourage contractors and tenants to use water-based paint to reduce TVOC emission

  • Actively taking energy conservation into account in the context of our buildings’ full life cycle maintenance programme
    • Installed better electricity saving hardware in air-conditioning systems
    • Carried out optimisation in lifts, ventilation and illumination operations management
  • Saved 4.36GWh of electricity in 2008
  • Estimated to have made significant savings of 8.47GWh of electricity since 2005
  • Will be reviewing the technical viability of upgrading our remaining commercial buildings’ air-conditioning systems, and will also be exploring further technical solutions and operational schedules optimisation for more energy savings

Waste management

  • Has been a strong supporter of the Hong Kong Government’s Wastewi$e Programme since its inception and was awarded another full set of “Class of Excellence” Wastewi$e labels for all our buildings in 2008
  • Hysan’s buildings have recycled more than 3.8 million kilogrammes of waste paper and 20,000 kilogrammes of aluminium cans, plastic bottles and clothing between 2003 and 2008

 Hennessy Centre Redevelopment

  • The former Hennessy Centre (at 500 Hennessy Road) redevelopment project, to be completed at the end of 2011, aims to attain the highest international standards in building design, including environmental sustainability and energy efficiency
